Completed in 2026, The Magnolia was developed by the Community Action Partnership of North Alabama, Inc. (CAPNA) in partnership with Rowlett & Company, LLC. It is a 60-unit senior property that includes 36 1- bedroom and 24 2-bedroom energy efficient apartments, a fitness center, a computer center, and a spacious gathering area.  The Magnolia is located right off Whiskey Drive in Aiken, South Carolin, with shopping, services and work opportunities close at hand.

The project was designed by Martin Riley Associates and constructed d by Creative Builders. State and Federal Housing Tax Credits were provided by the South Carolina State Housing Finance and Development Authority.  Both construction and permanent financing was provided by Sterling Bank.  Affordable Equity Partners
